Problem
An investor had a purchased list of homeowners and no safe way to reach them without hurting deliverability or contacting people who had opted out.
What I built
- List cleaning before anything went out: litigators removed, a do-not-call check, one row per owner, and duplicates removed against the contacts already in the CRM.
- Daily cohort loads by script, so the volume ramped up slowly instead of landing all at once.
- One HighLevel workflow: voicemail drops on days 0, 3, 5, 7 and 10, emails on days 0, 4 and 9, then a No Response tag.
- An opt-out handler for STOP replies, and a scripted results report from the CRM data.
- When HighLevel flagged a deliverability warning, I paused the loads and changed the design before restarting.
Stack
- HighLevel workflows
- Voicemail drops
- Python scripts on the HighLevel API
Outcomes
- 1,268 of 1,271 leads enrolled in daily cohorts.
- The first list brought 46 callers and 6 interested sellers.
